A common buyer myth:
“The only way to buy real estate is through a real estate agent”
Our Reply:
While real estate agents do provide a valuable service to many, they no longer
control all of the property and information available today. That is good news for
buyers because you are no longer limited to MLS listings and retail prices.
There are other options especially in today’s market of rising foreclosures, bank
owned property, short sales, and negative equity. There are options that every
buyer MUST consider. There are many paths to consider in the 2010 real estate
market.
A Few Questions
Are you a home buyer looking for a primary residence?
Are you an investor looking for a property to buy and hold?
Are you looking for immediate cash flow from a property?
Are you looking for rehab projects?
Are you looking for a property to buy and quickly flip for a profit?
If you answer yes to any of the above you need to consider the type of property we can
put in front of you.
Distressed sales will be the majority of real estate sales over the next 12-18 months. In some areas short sales and sales of bank owned properties already make up over 50% of all sales. Many are already calling 2010 the “Year of the Distressed Sale”. However, for many buyers, the difficulties of buying distressed property have pushed them away from this segment of the market. Avoiding distressed properties will certainly limit your
buying options.
Not only is it the largest segment of the real estate market…more importantly…it’s the
one area where you can consistently find instant equity in a home and high return
investment property.
Buying properties directly from a real estate investor is a very good hedge during this
tumultuous market. Such a strategy insures instant equity in the property and a hedge
against a further drop in market values.
